Installation certificate vs EICR

As a landlord, should I have an Electrical Installation Condition Report carried out if I have had electrical work carried out recently?

Over the last year, the regulations have changed with regards to whether landlords should provide or have completed Electrical Installation Condition Reports (or EICR), there has been a number of instances where landlords have said they have had some electrical work carried out. (Potentially in the last few years).

To clear this up if a landlord has got an Electrical Installation Certificate for a newly built property, this has got to be less than five years old, otherwise the Electrical Installation Condition Report is required.

If the property is an existing property which has had a complete rewire, the wiring must be less than 5 years old otherwise the EICR is required.

If you have had a fuse board change or additional circuits installed, you may have had a Minor Works Electrical Installation Certificate, or you may have had a Electrical Installation Certificate for the works carried out.

This does not replace the Electrical Installation Condition Report.

This is regulatory because there have been some dubious contractors out there, who have done the very bare minimum and not tested properties when they have installed sockets, new circuits or even new consumer units.

This comes from a government committee and national committees formed with the electrical authorising bodies – we belong to the NICEIC.

You just saved us the biggest headache ever; after months of electrical problems ( now resolved), we had a ‘no power situation’. After checking circuit boards, switches etc we were at a complete loss. Read your piece above (after Googling ‘circuit board switches up, but no power‘) about RCD switch and resetting (didn’t know what an RCD was), and after 8 hours sleep dreaming of circuit boards and 2 minutes of contemplation, and re-reading your advice,I totally nailed it. Brilliant tutorial, many thanks. Susanne (I am neither young nor savvy with anything technical)

I've used Electricians from Bright Spark 3 times to date , inc. a for a test certificate prior to buying my property. At all times the Electricians have provided a first class service with easy to understand advice and the work completed to a high standard. Many thanks to Karen and the Team.SC

Thank you for attending my “Emergency Call out” there was smoke coming out of my socket. I telephoned at least 15 electricians after 7:15pm (in the evening) when we discovered the smoke coming out of the Socket. Their phones not even being answered. The next on my list was Bright Sparks, who were the only ones to answer the call - literally within a couple of rings, and was answered by a lovely lady who reassured me that help would be on the way. The Call was sent to your emergency electrician who called back within 15 minutes, and was able to attend within the hour, and fix the problem. Thank you. Excellent Service

Karen arrived shortly after my phone call, all sorted. Very happy, thank you.

I had an emergency situation arising from a constantly tripping appliance. A call to Bright Sparks, who have helped me before, led me to their website’s ‘Knowledge Centre’ and although I’ve used similar help sites before this was excellent – clear, well laid out, and logically organised – and as someone with zero electrical knowledge I managed to find the fault myself! I followed up the situation on the phone and got more advice. Really impressed by the Bright Sparks service and will continue to use them and their Knowledge Centre again in the future.
