To give you an indication of potential costs, the prices are as follows:

Flats/Apartments

  • 1 Bedroom Flat — £180, typically with 4 circuits
  • 2 Bedroom Flat — £195, typically with 5 circuits
  • 3 Bedroom Flat — £210, typically with 6 circuits

Maisonettes

  • 2 Bedroom — £210, typically with 6 circuits
  • 3 Bedroom — £240, typically with 8 circuits

Houses

  • 2 Bedroom — £195, typically with 5 circuits

  • 4 Bedroom — £300, typically with 12 circuits

Garages and external buildings,

Where testing is carried out at the same time as the above, are charged at £15 per circuit. For example, a garage consumer unit containing one circuit for lighting and one for sockets would be charged at £30.

All prices exclude VAT.

EICR Questions and Answers

What does EICR stand for?

An easy one to start with — EICR stands for Electrical Installation Condition Report.

What is an EICR?

An EICR is like an MOT for your home's wiring system. It highlights anything dangerous, anything potentially dangerous, any recommendations to make your electrical system safer, and anything that needs a closer look.

What will an EICR tell me?

You will be issued with a full report giving you an insight into the general health of your home's electrical system and what could be done to make it safer.

What does an EICR involve?

When carrying out an EICR, a visual assessment is carried out first, followed by a series of electrical tests. During the testing, the power supply to the property will need to be turned off. Once the inspection and testing has been completed, a detailed report will be issued to you.

How long does an EICR last?

How long an EICR lasts depends on the overall health of the electrical installation, and can range from a few years all the way up to 10 years.

How often do you need an EICR?

A domestic property in a good state of repair should be inspected and tested at least every 5-10 years. If the property is rented out, this reduces to a maximum of every 5 years.

What are the C codes?

There are 3x "Classification " Codes

  • C1 — Dangerous. There is something electrically live that could be touched, which needs fixing immediately.
  • C2 — Potentially dangerous. It may not cause harm right now, but it could in the near future. C2 issues must be resolved before a satisfactory EICR can be issued.
  • C3 — A recommendation or upgrade to make your electrics safer. You are under no obligation to have these fixed, though it is strongly recommended that any C1 and C2 issues are addressed as soon as possible.

Why would an EICR be unsatisfactory?

A property will receive an unsatisfactory report if something dangerous, potentially dangerous, or requiring further investigation is found.

Who can carry out an EICR?

EICRs can only be carried out by registered electricians with the relevant skills and competencies.

Is an EIC the same as an EICR?

No. An EIC (Electrical Installation Certificate) is issued when a new installation is completed — such as a rewire, a new circuit, or a consumer unit upgrade. An EICR is a report on the general health of an existing installation.

When do I need an EICR?

For homeowners, an electrical installation condition report is recommended every five years to ensure your system remains safe and compliant. Whilst ten years is considered the absolute maximum interval between inspections, a five-year cycle provides much better peace of mind and catches any developing issues early on. Landlords are legally required to have a valid EICR at least every five years, or when a tenancy changes over, to protect both your property and your tenants.

When visiting a new property with the opportunity to purchase, always ask to see the fuse box or consumer unit and take a photograph, much like you are taking photographs around the rest of the property so you can remember what you have seen at the time of your first visit.

We have been very impressed by Bright Spark Electrical Services. Karen Smith visited us to discuss our requirements and gave advice which cut our costs. The work was carried quickly and on time with excellent results. The areas affected were clean and tidy when the work was completed. We had a slight problem with a unit but it was dealt with as soon as it was reported. I have no hesitation in recommending this company and will definitely contact them again for any further electrical problems.

Just to say a big thank you for the work that your electrician carried out at my mothers house. He was very professional and a clean worker and the finished job was a complete success. It is very comforting to know that when a tradesperson attends the property of a elderly customer that they feel safe and happy. Once again, Thanks Keith
